Job Description: 

The Acquisition Analyst will evaluate new investments, support opportunistic M&A/divestitures, and enable disciplined capital allocation. The role blends valuation, financial modelling, market analysis, and cross-functional coordination to drive decision-quality insights for senior leadership and boards.---Key Responsibilities1) Strategic Investment Analysis & Capital Allocation· Build detailed return, scenario, and sensitivity analyses for new growth and acquisition opportunities; recommend capital deployment aligned to long-term priorities and investor objectives.· Apply a structured investment framework and governance thresholds to ensure disciplined allocation of capital.2) Portfolio Valuation & Modelling (REIT & Office)· Support valuation of the REIT; develop/maintain cash-flow models reflecting operating drivers and market dynamics.· Contribute to periodic business plan updates and asset strategy reviews; track performance against plan and recommend corrective actions.3) Mergers, Acquisitions & Divestitures (Opportunistic)· Assist in due diligence, valuation, synergy thinking, and coordination of internal workstreams and external advisors for M&A/divestiture processes.· Drive timelines, data rooms, and issue logs to seamlessly execute transactions.4) Financial Planning & Performance Analysis· Support budgeting, forecasting, and five-year planning, ensuring linkage to strategic initiatives and REIT/portfolio objectives.· Prepare monthly/quarterly variance and driver analyses, dashboards, and insight memos for leadership.6) Board, Investor & Executive-Level Reporting· Prepare Board decks, Investment Committee notes, and monthly business reviews; translate complex financial/operational data into clear, executive-ready insights.· Support investor presentations and REIT reporting cycles.8) Opportunity Screening & Contractual Analysis· Act as the first filter for new investment opportunities arising under customer contracts and the Shareholders Agreement (SHA); test fit against predefined criteria.· Coordinate cross-functional inputs and approvals to drive timely decisions.9) JV Asset Funding & Reimbursement· Build models for capital vs. debt allocations for each JV asset; recommend optimal funding mix.· Manage reimbursement calculations for founding shareholder investments in speculative builds transferred to the JV.10) Market Research & Competitive Intelligence· Conduct ongoing market research and competitive landscape analysis to inform valuations, underwriting assumptions, and portfolio strategy.---QualificationsEducation· MBA (Tier-1) or CA (Rank Holder) preferred; prior commercial real estate experience strongly preferred.Experience· 2–4 years in investment analysis, corporate finance/FP&A, transaction support (M&A), real estate private equity, or REITs.· Exposure to RE valuations, underwriting, and/or REIT reporting is an advantage.Skills & Competencies· Advanced Excel/financial modeling; comfort with sensitivities, scenarios, and complex valuation frameworks.· Outstanding presentation and communication skills; ability to synthesize complexity for senior stakeholders.· Strong stakeholder coordination across asset management, investments, finance, and external advisors.· Analytical, detail-oriented, and able to manage multiple priorities in fast-paced, deal-driven environments.
